Foster + Partners have unveiled the design for the $2-billion mixed-use complex planned next-door to the Beverly Hilton. One Beverly Hills is a striking and dynamic mixed-use urban-resort in the heart of world-famous Beverly Hills. The 17.5-acre site is currently one of the largest and most environmentally advanced projects underway in the United States. One Beverly Hills will seamlessly integrate the existing Beverly Hilton and Waldorf Astoria Beverly Hills into a unified site. The Beverly Hilton will contain a new arrival drive and lobby area, ballroom upgrades, restyled pool and 36 new poolside cabana rooms. One Beverly Hills is expected to open in 2026.
One Beverly Hills will add three environmentally sustainable buildings to the site: two residential towers and a 10-story building housing a 42 All-Suite luxury hotel along with a fine-dining restaurant and 37 residential units. The entire development will be surrounded by 4.5 acres of publicly accessible botanical gardens and a 3.5-acre private garden for the development’s residents.
Two curving high-rise buildings - standing 32 and 28 stories tall - would create the tallest structures in Beverly Hills. The residences located within would range between 2,000 and 16,000 square feet in size, with some even featuring plunge pools on terraces and direct elevator access. Additionally, the two residential towers will maximize privacy and provide unobstructed views from the Pacific Ocean to the mountains beyond the famous Hollywood Hills sign.
